Part of the Metro Vancouver metropolitan area, Downtown New Westminster is a neighbourhood within New Westminster, British Columbia.


No matter the medium of transportation, it is quite easy to travel in Downtown. It is easy for pedestrians to navigate Downtown; many common errands can be run without needing to resort to a vehicle, and numerous businesses are reasonably nearby. In contrast, biking is challenging in this neighbourhood since there are few bike lanes, and there is a considerable amount of elevation changes. The public transit system in Downtown is very good. In particular, rapid transit stations, including New Westminster Station and Columbia Station with access to the Expo Skytrain, are generally nearby from the majority of residences in the neighbourhood. There are a few bus lines, and bus stops are not very far-removed from most properties. This neighbourhood is also a fairly convenient part of New Westminster for moving around by car since coming across a parking spot isn't usually too bothersome.


Schools and daycares are very easy to access on foot from anywhere in this area. In terms of food, it is usually an option for house buyers in this area to shop for their groceries by walking. Furthermore, there are a fair number of choices in close proximity for those who care about restaurants and cafes.


Despite the somewhat busy feel, there are a lot of green spaces to enjoy in Downtown. Accessing public green spaces in the neighbourhood, like Sapperton Landing Park and Poplar Island, is very easy since there are around 10 of them nearby for residents to unwind in. A large number of parts of this neighbourhood are very calm and quiet, but some other areas can be noisy, especially close to one of the railway lines.


Most dwellings are large apartment buildings, making it easy to find apartments in Downtown, while small apartment buildings are the main alternative in the housing stock. Notably, this area is good for those looking for two bedroom homes. About two thirds of the dwellings in the neighbourhood are occupied by homeowners while the rest are rented. This part of New Westminster did not experience a single building boom; the construction of new dwellings in Downtown was spread throughout several decades in recent history.
