Pemberton Heights

Part of the Metro Vancouver metropolitan area, Pemberton Heights is a neighbourhood within District of North Vancouver, British Columbia.


Physically active people will appreciate the reasonably walk-friendly nature of this neighbourhood; carrying out daily needs is convenient, and a fair number of businesses of different types can be found as well. However, cycling is very hard in Pemberton Heights because there is a significant amount of slopes, and the bicycling infrastructure is not very comprehensive. Driving is usually the preferred way to move around in Pemberton Heights. Most houses for sale are a short drive from the nearest highway, such as Trans-Canada Highway, and it is very convenient to access a place to park. On the other hand, public transit users may find limited options in this area by reason of the service's low frequency. Nevertheless, residents are served by a few bus lines, and most residences are very close to a bus stop.


Parents and their kids will welcome the proximity to primary schools and daycares, which are within walking distance from most, if not all, houses for sale in Pemberton Heights. On the other hand, this area does not have any high schools. Concerning food, it is typically practical for home buyers in this part of the municipality to purchase general and specialty groceries by walking. Furthermore, a restaurant is commonly just around the corner.


Pemberton Heights offers a slower-paced ambience and will appeal to those who enjoy spending time outdoors. There are a few green spaces close by for residents to visit and they are very well-spread out, resulting in them being very easy to reach from the majority of locations in this part of District of North Vancouver. The noise levels in this neighbourhood are also quite low, as the streets tend to be peaceful - although there are still several louder sections, especially near Trans-Canada Highway.


Roughly three quarters of the units in the neighbourhood are occupied by homeowners while the rest are rented. In this neighbourhood, roughly 60% of buildings are single detached homes, while small apartment buildings and duplexes are also present in the housing stock. About one third of properties in this part of the municipality were built pre-1960, while the majority of the remaining buildings were constructed in the 1960s and the 2000s. This neighbourhood is primarily composed of three bedroom and four or more bedroom homes.
