Situated within the Kitchener - Cambridge - Waterloo metropolitan area, Briardean is a neighbourhood in Cambridge, Ontario.

Transportation

This part of the city is an extraordinarily convenient part of Cambridge for getting around by car. Parking is quite easy. In contrast, public transit riders may experience very limited choices in Briardean as a result of the low service level. Nonetheless, there are a few bus lines, and bus stops are not very far away from most properties. It is challenging to move around by bicycle in this neighbourhood because cyclists are faced with a significant amount of elevation changes, and Briardean has a quite poor cycling infrastructure. Many of the homes for sale in this area are located in places that are also not very suitable for walking as meeting daily needs is challenging on foot.

Character

Briardean is reasonably quiet overall, as noise from streets and other parts of the city is rarely an issue - although that is not the case close to Highway 401. Parks aren't well-situated, which makes them occasionally difficult to reach. Despite that, residents will be able to access parks in nearby neighbourhoods.

Housing

Briardean did not experience a single building boom; the construction of new dwellings in Briardean was spread throughout multiple decades in the twentieth and twenty-first century. The sizeable percentage of single detached homes in the housing stock of this neighbourhood is an important part of its character. Roughly 90% of the units in the neighbourhood are occupied by homeowners and 10% are rented. This part of Cambridge is primarily composed of three bedroom and four or more bedroom homes.
