Transportation

Simpson-Ogden is rather well-suited for people who prefer to travel as pedestrians; many common errands can be run without needing to get in a car. This neighbourhood will also draw physically active house buyers since it is moderately suited for biking. For example, cyclists do not face significant elevation changes. Simpson-Ogden is not very transit friendly. Thankfully, there are a few bus lines, and bus stops are commonly around the corner. On the other hand, travelling by car is convenient in this part of Thunder Bay. Finding a parking spot is easy.

Services

Daycares and primary schools are very convenient to access on foot from any location in Simpson-Ogden. On the other hand, there are only a very small number of high schools and consequently they can be a very long stroll away. As far as eating is concerned, a supermarket is usually reachable within a reasonably short stroll from anywhere in Simpson-Ogden. In addition, there are a fair number of options for those who appreciate nearby restaurants and cafes. It is also a rather short walk to a good choice of clothing stores.

Character

One of the appealing aspects of Simpson-Ogden is that it has both vibrant and quiet areas. Victoria Avenue in particular offers a broad selection of bars. At the same time, this area is quiet, as noise from the streets and other parts of the city is rarely an issue, although there are still several noisier sections, especially close to the railway line.

Housing

Single detached homes are the main housing type, representing around 55% of dwellings in Simpson-Ogden, whereas the remainder are mainly large apartment buildings and small apartment buildings. This neighbourhood also has a good choice of unit sizes; houses range from lofts to four or more bedrooms. The proportions of homeowners and renters are about even. This area experienced its largest construction boom pre-1960, so most of the available housing is from this time period.
