Nevertheless, house owners have access to about 10 bus lines, and the closest bus stop is typically close by. Guildford is not very cycling-friendly as bicycling is rendered difficult by the often hilly terrain, and the bicycling network is not very extensive. Walking is also not very practical for residents in Guildford since few daily needs can be carried out on foot.

Parents and their children will appreciate that wherever their property is located in Guildford, primary schools are nearby. On the other hand, there are only a limited number of high schools and therefore they can be an extended walk away. Parents have the choice between public and private schools at both the primary and high school level. With respect to eating, some, but not all, home buyers in this area will reside within walking distance of one of approximately 20 supermarkets. There are also a few opportunities for those who care about nearby restaurants and cafes.

Guildford offers a calm ambience and will appeal to those who enjoy spending time outdoors. There are over 100 green spaces close by for residents to discover, which makes it easy to get to them from numerous locations within this part of Surrey. The noise levels in this neighbourhood are also low, as there isn't a lot of street noise or city clamour - although that is not the case near Trans-Canada Highway, Highway 17 or the railway line.

In Guildford, roughly one third of dwellings are single detached homes, while small apartment buildings, duplexes, and townhouses are also present in the housing stock. This part of Surrey has a good selection of unit sizes, ranging from lofts to four or more bedrooms. Homeowners occupy about 70% of the units in Guildford whereas the rest are rented. This neighbourhood did not experience a single building boom; the construction of new homes in the neighbourhood was spread throughout many decades in the twentieth and twenty-first century.
