Part of the Metro Vancouver metropolitan area, Tilbury is a neighbourhood within Delta, British Columbia.

Transportation

Driving is usually the preferred approach to move around in Tilbury. The majority of properties for sale are a very short drive from the nearest highway, such as Highway 17A Offramp, and accessing a place to park is quite easy. In contrast, commuting by transit can be difficult in Tilbury due to the infrequent service. Nonetheless, there are approximately 10 bus lines crossing the neighbourhood, and the closest bus stop is typically around the corner. This area is not very amenable to bicycling as cyclists encounter quite a few elevation changes, and the bicycling network is fairly poor. Nonetheless, certain pleasant pockets for cycling exist. Most homes for sale in this part of Delta are located in places that are also not very convenient for pedestrians as very few common errands can be run without needing a vehicle.

Services

Tilbury does not contain any high schools or primary schools. Moreover, daycares are not very numerous and therefore not always within a short distance. With regards to food, reaching the closest grocery store by walking is possible for some, but not all, house buyers in this neighbourhood. Residents can enjoy approximately 10 restaurants and coffee shops as well.

Character

Tilbury offers a broad selection of green spaces to enjoy. Green spaces, such as Fisher's Field and Paterson Park, are very well-distributed and there are around 30 of them close by for residents to explore, making them easy to access. This neighbourhood is a great area for those who don't mind some noise, since during rush hour, traffic can occasionally be loud.

Housing

Single detached homes are the main housing type, representing roughly one third of dwellings in Tilbury, whereas the rest are mainly small apartment buildings and townhouses. Most housing in this part of Delta was constructed following the year 2000, during its biggest building boom. This area is primarily composed of four or more bedroom and three bedroom homes. Homeowners occupy around 85% of the dwellings in Tilbury and the remainder are rented.
