The neighbourhood of Sumas Way is part of the city of Abbotsford, British Columbia, which is situated in the Abbotsford - Mission metropolitan area.

Transportation

Sumas Way will attract people who value being able to walk to everything as it is fairly accommodating to getting around on foot; many daily needs can be met without a car. On the other hand, this neighbourhood is not particularly conducive to cycling because there are few bike lanes, and there is a significant amount of hills. Public transit users may have limited choices in this part of Abbotsford as a result of the infrequent service. Nevertheless, house owners have access to approximately 10 bus lines, and most residences are very close to a bus stop. In contrast, Sumas Way is an extraordinarily convenient part of Abbotsford for moving around by car. It is very convenient to park, and many real estate listings are a short drive from the closest highway, such as Trans-Canada Highway.

Services

Parents and their kids will appreciate the proximity to primary schools and daycares, which are within walking distance from the majority of properties for sale in Sumas Way. However, it can be challenging to access high schools as a pedestrian. In terms of food, house buyers in Sumas Way will appreciate that a grocery store is always only a short stroll away. Additionally, a restaurant is typically just around the corner, and residents can enjoy a few cafes as well. House buyers have access to a fair number of nearby clothing stores.

The character of Sumas Way is exemplified by its slower-paced environment. This part of Abbotsford is also quiet, as noise from the streets and other parts of the city is rarely an issue - however some parts can be quite loud, especially close to sumas way, Trans-Canada Highway or one of the railway lines.

Housing

About 30% of homes in Sumas Way were constructed after the year 2000, while the majority of the remaining buildings were constructed in the 1960s and the 1980s. Single detached homes are the predominant housing type, representing about 45% of dwellings in this part of Abbotsford, while the rest are mainly small apartment buildings and duplexes.
