The neighbourhood of Guildford can be found in the city of Surrey, British Columbia, which is situated in the Metro Vancouver metropolitan area.


Driving is very often the favoured approach to get around in this part of Surrey. It is very convenient to park, and most houses for sale are a rather short car ride from the closest highway, such as Trans-Canada Highway. In contrast, the public transit service in Guildford is not very frequent. Nevertheless, property owners have access to about 10 bus lines, and the closest bus stop is typically a short walk away. Guildford is not very cycling-friendly because the bicycling infrastructure is not very comprehensive, and there are quite a few hills. Walking is also not very feasible for home buyers in this neighbourhood as few daily errands can be run without the use of a vehicle.


Some, but not all, home buyers in Guildford will live within walking distance of one of approximately 20 supermarkets. Residents benefit from over 100 restaurants and coffee shops as well. With regards to education, primary schools are convenient to reach on foot from most homes for sale in Guildford. However, it can be challenging to walk to high schools from properties for sale in this part of Surrey.


Guildford offers a slower-paced environment and will appeal to those who enjoy spending time in green spaces. This area is quiet, as there are low levels of noise from traffic - however noise can be bothersome closer to the railway line, Highway 17 or Trans-Canada Highway. Lastly, there are over 150 public green spaces close by for residents to discover, including Godwin Farm Biodiversity Preserve and Charles Richardson Nature Reserve, and they are very well-located, making it very easy to get to them.


Single detached homes are the predominant housing type, representing roughly one third of dwellings in Guildford, while the remainder are mainly small apartment buildings, duplexes, and townhouses. About one quarter of properties in this neighbourhood were constructed between 1990 and 2000, while many of the remaining buildings were built in the 1960s and the 1980s. This part of Surrey has a good choice of unit sizes, ranging from lofts to four or more bedrooms. Roughly 70% of the population of this neighbourhood own their home and the remainder are renters.
