Situated in the Metro Vancouver metropolitan area, Scottsdale-Heath is a neighbourhood within Delta, British Columbia.


This area is a fairly pleasant part of Delta for pedestrians; meeting daily needs is easy on foot. On the other hand, commuting by bicycle is at times challenging in Scottsdale-Heath as there are a limited number of bike lanes, and there is a significant amount of hills. This part of the municipality is not especially transit friendly. Nevertheless, the neighbourhood is served by a few bus lines, and the closest bus stop is generally very close. In contrast, the best way to get around in this part of Delta is very often driving. Parking is quite easy, and it is a reasonably short drive to the closest highway from any location in this part of Delta.


Home buyers in this area will appreciate that a grocery store is always only a reasonably short walk away. In addition, those who like to dine in restaurants will have a good number of opportunities, for instance along 120th Street, and a limited variety of coffee shops can be found as well. With regards to education, parents and their kids will appreciate the proximity to daycares and primary schools, which are within walking distance from most, if not all, homes for sale in this part of Delta. However, Scottsdale-Heath does not contain any high schools.


Scottsdale-Heath is a reasonably good neighbourhood to buy a home in for those who prefer a slower-paced environment. This part of the municipality is quiet overall, as the streets are generally calm. Lastly, getting to parks is very easy from the majority of locations within the neighbourhood since there are a few of them nearby for residents to discover.


Most housing in Scottsdale-Heath was built between 1960 and 1980, during its largest construction boom. Single detached homes are the most common housing type, representing roughly 55% of buildings in this part of Delta, and the remainder are mainly duplexes and townhouses. Around 85% of the dwellings in the neighbourhood are occupied by homeowners and 15% are occupied by renters. This neighbourhood is primarily composed of three bedroom and four or more bedroom homes.
